In both cases, the key question is not simply whether a lender is offering a lower rate, but whether the full package improves the borrower’s position after costs are included.

For a household under repayment pressure, a small rate reduction can be meaningful. However, discharge fees, application fees, valuation costs, package fees and any fixed-rate break costs can reduce or delay the benefit. Borrowers should also consider whether the new loan term resets the debt over a longer period, as this may lower monthly repayments while increasing total interest over time.

The latest refinance-focused comparisons also reinforce the importance of features. Offset accounts, redraw facilities, additional repayment options and flexible repayment frequencies can help borrowers manage cash flow more effectively. For some homeowners, these features may be more valuable than a marginally cheaper basic loan, particularly if they keep savings in an offset account or want the option to pay down debt faster when income allows.

This is where careful modelling becomes useful. Before switching, homeowners should compare your current mortgage with a proposed refinance, including realistic switching costs and any incentive offers. The break-even point is especially important, because a refinance that looks attractive on day one may take months or years to deliver a net saving.

Borrowers should also think about serviceability. Even if equity has improved, lenders will still assess income, expenses, existing debts and credit conduct. Recent lending conditions mean some applicants may find they qualify for a different amount than expected, particularly if their household budget has tightened or they are carrying personal loans, credit cards or investment debt.
