The latest home lending indicators point to a property finance market that is still moving, even with borrowers facing high living costs and careful lender scrutiny.
Investor activity has been one of the stronger parts of the market, adding another layer of competition for owner-occupiers and first-home buyers trying to secure finance.

For borrowers, the headline is not simply that more loans are being written. The more important issue is how lender appetite, property demand and serviceability rules interact. When investor lending lifts, it can support property prices in sought-after areas, which may push some buyers to stretch their deposit, increase their loan size or accept tighter repayment margins. That can be risky if the household budget is already under pressure.

This is where preparation matters. A borrower who only looks at the advertised interest rate may miss the bigger picture. Lenders assess income, expenses, existing debts, credit history, deposit strength and the purpose of the loan. They also test whether repayments remain affordable if rates move or if financial circumstances change. Before making an offer, buyers should model repayments under more than one scenario, not just the most optimistic one.

Investor borrowers also need to be realistic. Rental income can help serviceability, but it may not be counted in full by every lender. Ongoing costs such as strata fees, maintenance, land tax, insurance and vacancy periods can change the true cash flow picture. A loan that appears manageable on paper can become uncomfortable if the property is vacant or if repairs arrive at the wrong time.

For small business owners and self-employed applicants, the challenge can be even more detailed. Documentation, tax position, business cash flow and personal debt levels can all affect the outcome. Low-doc or alternative documentation pathways may be available in some situations, but they often come with tighter conditions or different pricing.

The practical takeaway is to avoid rushing into a loan structure because market activity looks stronger. Stronger lending volumes do not guarantee easier approval, and they do not remove the need for a buffer. Borrowers should compare loan types, understand fees, check fixed versus variable options and compare finance options before committing.

Rising investor demand is a useful signal that confidence is returning to parts of the housing market. But for everyday borrowers, the smartest response is not panic. It is careful planning, realistic affordability testing and choosing finance that still works if conditions change.
